Farm with manor house with dependance, cellar, barn and 13.9 hectares of land of which 5 hectares of vineyards (1.4 of Cabernet Sauvignon, 1.6 of Merlot, 0.6 of Vernaccia di San Gimignano and 1.1 di Sangiovese), 1.5 of olive groves and 6.5 of woods, for sale a few kilometers from San Gimignano, Siena. San Gimignano stands on a hill (334 m high) which dominates the Val d'Elsa with its towers. Its origin dates back to the Hellenistic period (III-II century BC) when it was the seat of a small Etruscan village. However, it was only in the 10th century that its life began as a town that took its name from the Holy Bishop of Modena, San Gimignano, who saved the village from the barbarian hordes. The property is located in the beautiful hills of Tuscany. The main farmhouse (400 sqm), dating back to 1790, is composed on the ground floor by a typical central staircase leading to the first floor. To its right we find the spacious eat-in kitchen with two windows; from here going down five steps we find a large living room made very bright by a window and a glass door that gives access to the outside. On the left side of the staircase there is a very spacious hall with an ancient stone fireplace and two windows. On the wall there are two openings that lead to a large dining room with two beautiful glass doors giving access to the outside. The property features the typical characteristics of the Tuscan style, such as antique terracotta floors and barrel vaulted ceilings and cross vaults and exposed terracotta bricks. The ancient stone staircase leads, with its 14 steps, to the first floor where there is a central corridor that gives access to the four double bedrooms and their en suite bathrooms/showers. The property is completed by an outbuilding on one level comprising living room, kitchen, bedroom and en suite bathroom; from a fully equipped cellar of 128 sqm and the barn of 100 sqm, on two levels, ideal for creating additional living space. The property enjoys great privacy and is excellent both as a first and second home, but also as holiday let and as an investment thanks to the excellent production of wine and oil.
